South Nashville Community Boundaries

The South Nashville Community is bounded by the Cumberland River to the north; Spence Lane, Massman and Patricia Drives, Murfreesboro Pike, Briley Parkway, and I-24 to the east; the CSX railroad to the south; and I-65 to the west.

South Nashville Community Description

South Nashville Community Planning Focus

  • South Nashville is an older, mixed use area of town with a predominately established development pattern.

  • South Nashville continues to be a affordable residential area with a number of different types of homes dispersed throughout the community. The retention and expansion of these housing opportunities is a major planning focus.

  • As an older section of town, South Nashville contains a number of significant historical and architectural resources. The preservation of these resources is important not only from an historical perspective, but also because preservation helps stabilize surrounding property values, increase the tax base, and improve the neighborhoods in which historic properties are located.

  • South Nashville has a number of unoccupied homes and vacant residential lots that are candidates for rehabilitation and infill development. A major goal of the plan is to promote infill development as a way of providing affordable housing and increasing the stability of neighborhoods.

  • South Nashville contains locations where the proximity of residential to nonresidential uses diminishes quality of life. Often, the commercial strip development pattern along major streets creates a situation where the rear of businesses abuts residential properties. In addition, commercial development has, over time, "turned the corner" at many intersections, negatively impacting neighborhoods. A major planning concern involves addressing these situations through policy and zoning decisions.

  • There is a substantial amount of truck traffic in South Nashville from the distribution and warehousing activities located in the area. While these businesses are vital to the local economy, conflicts arise between commercial and residential traffic. A major planning goal is to explore and implement strategies which minimize these conflicts and improve the overall quality of life in the community.

Physical Features

  • South Nashville covers approximately 9,787 acres or 15.3 square miles. This area represents 2.9% of Davidson County's land area.

  • The major bodies of water in South Nashville are: the Cumberland River; Mill Creek; and Brown's Creek.

  • The topography in the community is generally flat with highest elevations occurring around Fort Negley.

  • Schools: Elementary Schools - Napier; John B. Whitsitt; Berry; Fall Hamilton; Middle Schools - Cameron; Johnson; Wright; High Schools - Glencliff

  • Libraries: Thompson Lane Library

  • Parks: Coleman Park; Dudley Park; Fort Negley Park; Napier Park; Napier Minipark; Thompson Lane and Mill Creek Park.

  • Fire Stations: Engine #12 located on Polk Avenue near Murfreesboro Pike; Engine #21 located at the corner of Joyner Ave and Nolensville Pike.

  • Hospitals: No hospitals are located in the South Nashville community.

  • Another major facility in South Nashville is Greer Stadium home of the Nashville Sounds minor league baseball team. Grassmere Wildlife Park is located just outside the south boundary of the community along Nolensville Pike.


Major Land Use Activities

  • The predominant land uses are residential and industrial, together occupying over one-half of the acreage in the South Nashville Community. Residential properties, however, comprise 66% of the parcels, while industrial uses occur on only 7%. As might be expected, the average size of a residential property is much less than that for an industrial use.

  • The second tier of land uses, by acreage, include vacant land, instututional/utility, and commercial. Together, these three land uses comprise 38% of the acreage in the community and 23% of the properties.

  • The balance of South Nashville contains office developments, parks, and parcels strictly devoted to automobile parking. These three land uses occupy 6% of South Nashville’s acreage and fewer than 5% of its parcels.
