West Nashville Community Plan (Subarea 7)

The West Nashville Community Plan, last updated in 2000 as the “Subarea 7 Plan,” guides land use and zoning decisions in West Nashville.  It also influences the Planning Commission’s recommendations to the Metro Council on property zoning and other development-related decisions within the West Nashville community.

Davidson County’s fourteen Community Plans are updated every seven to ten years.  The first step in that process is a series of public discussions which will continue through May 2009.

The first meeting will be held Thursday, October 16, from 6-8 pm at Cohn Adult High School, 4805 Park Avenue.

Public comment still welcome on draft Charlotte Pike plan

Planners presented a Draft Corridor Design Plan to property owners and stakeholders at a community meeting May 12; the plan would apply to Charlotte Pike between 42nd Avenue North and Richland Creek in West Nashville.  The plan will also receive a public hearing at a future Planning Commission meeting, although no date has been set for that; meanwhile, planners continue to receive public comment and make presentations to neighborhood and community groups.

Current West Nashville Community Plan

The West Nashville Community Plan is one of fourteen community plans which guide growth and development in Davidson County.  Each of those plans is updated every seven to ten years, and amended as necessary; the Planning Commission approved the current West Nashville plan in 2000, with amendments in 2003, 2005, and 2007.   

The 2003 and 2005 amendments are included in the plan below, and the 2007 amendment is shown separately.   Land use policies shown on the structure plan maps are contained in the Land Use Policy Application document, which explains how land use policies are applied in each area. On August 14, 2008, the Planning Commission approved a new land-use document, the Community Character Manual which replaces the Land Use Policy Application.  The CCM will be used as community plans and amendments are updated in Subarea 7.

Adopted Amendments

  • Amendment 1 - adopted November 13, 2003; applies Residential Medium Density policy to a specific area between the CSX railroad and the Belle Meade city limit
  • Amendment 2 - adopted January 27, 2005; applies Commercial Mixed Concentration policy to 49 acres near Charlotte Pike and Annex Avenue
  • Amendment 3 - adopted July 27, 2007; applies Natural Conservation land use policy to 2100 acres south of I-40 and east of Old Hickory Boulevard
