What?
Population projections are a prediction of the future population of an area, based on present data or trends. Population estimates are the calculated number of people living in an area on a specified date (April 2004).  

Why?
Accurate population projections and estimates are necessary for a number of planning department tasks including Cost of Development research, Community Plan updating and Transportation planning. Other Metro departments will be able to incorporate this information into their short, medium and long term planning efforts.

How?
Using Building Permit and Property information along with recently released data from the 2000 Census. By determining the relationship between population change and the change in building permits, and then projecting the number of permits added or lost (demolitions) over the 2000 to 2010 period, we were able to calculate the net change in population for Davidson County. In addition an assessment of the development potential was undertaken, and acted as a validation for the projection method.

Results?
The estimated population for Davidson County in 2004 is 595,714. Households are estimated at 248,911. These values represent approximately 60% of the growth projected for the 2000-2010 period.  

Looking to 2010 - Davidson County is projected to continue its pattern of slowing growth. The 2010 projected population for Davidson County is 619,771: an 8.8% increase over 2000.  This compares to the 11.6% growth seen for 1990-2000. By 2010 approximately 50,000 new residents will be added, and most of this growth will be focused on Priest Lake, Bellevue and Far South Davidson County between I-24 and I-65.
